Project Manager – Mid-Atlantic

New Ecology, Inc. is seeking candidates for the position of Project Manager to join a growing team of professionals. The successful candidate may work out of New Ecology’s offices in Wilmington, DE or Baltimore, MD. The Project Manager will be a part of the Green Building Division which consists of New Ecology’s Certification projects and our Project Managers and Energy Raters. The Project Manager will work directly with property owners and real estate development teams to improve the performance, occupant health and resiliency of multifamily buildings. The Project Manager position is a technical position requiring continual learning of building science and green building practices/technologies.

New Ecology is an innovative, nationally‐recognized non‐profit corporation. Duties and Responsibilities

The Project Manager works on green building and energy efficiency projects from pre-design through construction, and into operations optimization. A significant portion of this work includes provision of technical assistance to design/development teams around high-performance building envelope and systems approaches and facilitating and documenting compliance with green building certifications and/or regulatory requirements. The Project Manager is responsible for client/project team relations, internal and external team member coordination, schedules and budgets, technical assistance, and delivery of final work products. The Project Manager will be the primary client contact on individual projects and will be responsible for developing and delivering New Ecology’s work product. The Project Manager will work under the mentorship of a Senior Project Manager or Director and will collaborate extensively with other technical staff.

Specific tasks may include:

  • leading design meetings to identify and target feasible, cost-effective sustainable design performance strategies;
  • attending project meetings and leading discussions on relevant sustainability issues;
  • developing energy efficiency and renewable energy strategies for new construction and renovation projects;
  • reviewing technical documents like building plans, specifications, and submittals to ensure that green design intent and certification requirements are incorporated and that green and energy efficiency features are buildable;
  • educating team members on and facilitating, documenting, and tracking compliance with high performance/green building rating systems, such as LEED, Passive House, Enterprise Green Communities, and ENERGY STAR;
  • performing construction inspections to ensure that projects are built as designed, that program requirements are met, and that problems are identified and resolved to the owner’s satisfaction;
  • working with the engineering team to conduct post-occupancy evaluations of projects to ensure they are performing as intended;
  • representing clients before government agencies in permitting and compliance discussions;
  • technical mentoring and managing of Assistant Project Managers on project work;
  • providing QA/QC oversight and review, with necessary support, of project deliverables produced by Assistant Project Managers;
  • responsible for managing project budgets, internal project team members contributions, milestones, invoicing, and deliverables.
  • writing necessary certification and regulatory reports, site reports, and case studies; and
  • representing New Ecology at conferences.

Qualifications

New Ecology typically seeks to hire multidisciplinary, lifelong learners who naturally seek deeper and deeper understanding of how buildings operate, how finances, markets and regulations affect building ownership, and how this understanding can be used to convince owners and operators to adapt greener practices. The ideal candidate thrives on finding solutions to difficult problems, has the organizational skills necessary to manage multiple projects and the people skills necessary to clearly communicate complex ideas and meet client expectations.

The applicant’s experience and qualifications should include:

  • knowledge of green building and energy efficiency strategies and technologies;
  • significant, demonstrated experience in building science;
  • knowledge, experience, and/or accreditation in one or more relevant green building rating systems, such as Passive House, ENERGY STAR Multifamily New Construction, LEED, Enterprise Green Communities, Living Building Challenge, etc.;
  • knowledge of multifamily buildings/building systems;
  • knowledge of HVAC systems and building codes;
  • technical competence in reading and interpreting specifications and plans;
  • experience in construction management and field inspections;
  • experience managing multiple projects; including budgets and deliverables;
  • experience interpreting data, financial calculations, and energy models;
  • ability to communicate clearly both orally (presentations) and in writing; and
  • working knowledge of rebates and incentive programs available to building owners.
  • LEED AP and/or Phius CPHC certifications are a plus.

Schedule: Full time, exempt, preferred. Regular travel to local job sites and periodic out of state travel is expected.

Compensation: $75,000.00 – $85,000.00 / Year. Generous benefits package. Professional development is a priority and we provide financial assistance for training and certifications.
